This week the median list price for Boulder City, NV is $475,000 with the market action index hovering around 40. This is an increase over last month’s market action index of 36.  Inventory has held steady at or around 53.

The Market Action Index answers the question “How’s the Market?” by measuring the current rate of sale versus the amount of the inventory.  An index above 30 implies Seller’s market conditions.  Below 30, conditions favor the buyer.

Boulder City Real Estate = Slight Seller’s Advantage

Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks.  This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.


Boulder City Real Estate Median List Price

The market appears to be hovering around this plateau.  Look for a persistent change in the Market Action Index before we see prices deviate significantly from here. 

Boulder City Real Estate Price Per Square Foot

The value placed on homes continues to increase, despite the fact that prices, in general, have remained basically flat.  These conditions can arise when inventory is light and more, smaller homes have more influence on overall prices. 

Boulder City Real Estate Inventory

Inventory has been falling in recent weeks.  Note that declining inventory alone does not signal a strengthening market.  Look to the Market Action Index and Days on Market trends to gauge whether buyer interest is changing with the available supply. 

Boulder City Real Estate Average Days on Market (DOM)

The properties have been on the market for an average of 206 days.  Half of the listings have come newly on the market in the past 58 or so days.  Watch the 90-day DOM trend for signals of a changing market.
